Before the meeting, we conduct a virtual review of your property, zoning regulations, and any potential site constraints that could impact your project. If not, now is the perfect time to explore your funding options. With an estimated all-in cost for your complete ADU project — including design, permits, sitework, and construction.
You will be provided a comprehensive Project Overview that outlines the full expected cost and potential scope of your ADU. This overview is a simplified version of our in-depth Feasibility Study and incorporates insights from our discovery calls, virtual site visits, and property-specific research. It offers a clear and realistic understanding of your project’s direction.
We evaluate your property, local regulations, and goals to determine the best placement, size, and design potential. The study includes site surveys, utility mapping, and a review of zoning and site-specific requirements. For straightforward single-family sites, this step may be skipped to move directly into design and permitting.
During this phase, we create your floor plan and exterior elevations, along with 3D renderings — all based on the Project Overview or Feasibility Study, your preferred square footage and bedroom count, and any client-specific modifications. This includes up to three rounds of revisions to ensure the design aligns with your vision. Time: 8-10 weeks
After your Schematic Design is approved, we move into the technical phase of your project. Our team prepares a complete set of architectural plans and all supporting documents required for permit submission. We coordinate closely with trusted consultants to ensure all necessary engineering calculations and reports are completed accurately and on time. Time: 6-8 weeks
We handle the entire permitting process on your behalf. Our team submits all plans directly to the City and coordinates closely with the building department to help your project move efficiently through plan check and approval. We stay proactive during the review process, addressing any comments or revisions promptly to avoid delays. Time: 4-6 months
We actively manage the construction phase to ensure your project is built exactly as designed. Our team responds promptly to all Requests for Information (RFIs), coordinates directly with subcontractors, and performs regular site visits to verify that construction aligns with the approved plans and specifications. This hands-on approach helps prevent costly errors and ensures quality control throughout the build.
